We’ve received your Chamisa Verde housing inquiry, and we’re excited to support you on this journey toward sustainable, affordable homeownership in Taos.
What Happens Next:
1. Application Review
Our team at Pangea Academy will review your intake form to confirm initial eligibility based on residency, income, and employment history.
2. Orientation Invitation
If you appear eligible, we’ll invite you to attend a required in-person orientation session, hosted with partner lender(s). You must complete this orientation to proceed.
3. Document Verification
You’ll be asked to submit required documents (e.g., tax returns, pay stubs, proof of residency) to confirm your eligibility.
4. Education & Counseling
All eligible applicants must complete:

An 8-hour HUD-certified homebuyer education course

A 1-on-1 financial counseling session with a program-approved advisor
5. Buyer Lottery
Once eligibility is verified, you’ll be entered into a randomized, anonymous lottery conducted by the Town of Taos and Pangea Academy. Seven applicants will be selected to move forward.
6. Mortgage Process
Selected buyers will be referred to partner lender(s) to complete mortgage approval, sign the deed restriction agreement, and close on their new home.
What Does “Deed-Restricted” Mean?
These homes are part of a permanently affordable housing program — protected by a legally binding deed restriction.
This means:

Owners must meet local income and employment requirements

Homes must be used as a full-time, primary residence

Short-term rentals, second homes, and investor purchases are prohibited

Resale prices are capped to preserve affordability for future generations
These protections ensure that Chamisa Verde remains a place for local working families, not for speculation or displacement.
